Which Loan is Right for You? Conforming or Jumbo? Conforming refers to loans up to a federally set limit. Loans above that amount are considered Jumbo loans. For most people, the amount of the loan they are seeking is already determined by the amount of down payment they can afford and the sale price of the home.

The most popular and conventional loan program. Your monthly payment never changes for the 30-year life of the loan. Perfect if you don't plan to move or refinance for at least 10 years.
Like the 30-year, payment never changes. Since you're paying off the loan over a shorter period, your monthly payment will be significantly higher, but you'll own your home faster.
The most aggressive fixed-rate option. Paid off in only 15 years with a much higher monthly payment. Ideal for those who can afford higher payments and want to own their home debt-free as soon as possible.
Rate changes every 12 months. Initial rate is significantly below fixed-rate mortgages. Risky but offers lowest initial payments.
Rate changes every 3 years. Safer than 1-Year ARM. Good if you expect to move or refinance in about 3 years.
Rate changes every 5 years. A nice compromise between adjustable and fixed-rate programs.
Fixed for 3 years, then becomes a 1-Year ARM. Popular for minimizing monthly payments with a fixed initial period.
Fixed for 5 years, then becomes a 1-Year ARM. Longer initial fixed period than 3/1 ARM.
Fixed for 7 years, then becomes a 1-Year ARM. Great for moderate-term plans.
Fixed for 10 years, then becomes a 1-Year ARM. Long fixed period with savings over 30-year fixed.
30-year adjustable, first adjustment at 2 years. Primarily for consumers with less-than-perfect credit to improve rating.
30-year adjustable, first adjustment at 3 years. Similar to 2/28 with longer initial fixed period.
Initial 7-year fixed rate, then adjusts once for the remaining 23 years. Consider if you expect to remain in the home for at least 7 years.
