"I will not Lie, Cheat or Steal!" Those were the first words out of our Salesperson's mouth when we first stepped into a New Home Construction in Florida. My husband and I were looking to buy our first home and the experience we went through will absolutely shock you.
We begin our buying process with a Builder. "$1000 down and you can own your own home and land." The salesperson starts with "I will not Lie, Cheat or Steal" to make a sale. The salesperson pulls our credit — says it's great! No problems!
Red Flag #1: "We can buy you out of your lease easily" — Promises made without verification.
The salesperson tells us decks will only cost "a couple thousand dollars more" ($20 more monthly). The Manager later says "No the decks will be extra" — but then says "He's gonna have to eat this one."
Red Flag #2: "They have to roll my Jeep onto the Mortgage to look like we have more income."
An appraiser calls us — they hadn't appraised the house yet! The Manager lies about our conversation. The Jeep payment was due and the Mortgage Company was having difficulties with Underwriters.
Red Flag #3: Appraisal should have been done BEFORE the process began.
We move in before closing. No electricity. Septic tank not hooked up. AC and heat not hooked up. We spend the first night with no heat, only a butane fish fryer to keep warm.
Red Flag #4: Never move in before closing! You lose all leverage.
My husband (an electrician) and I hook up our own electric, AC, heater, and septic tank. The Land people pay us $100 for all the work. The builder's response: "Well they got paid for doing it, so why are they complaining?"
Red Flag #5: Builder expects you to fix their mistakes.
We finally close on March 14th. The mortgage company calls: Builder didn't send enough money for the Jeep — only $6,700 of $11,100. The home jumped from $51,000 to $68,000. A mysterious "Family Gift" of $11,600 appeared on the contract. Our apartment complex says there's no law they have to let us out of our lease — we owe $1,300.
Red Flag #6: Hidden fees, unexplained charges, and broken promises.
We know for a fact that they asked someone there to forge a 1999 W2 form to get them approved. This is mortgage fraud — and it's illegal!
This builder should not be in business, and they do not know how to handle customers correctly.
